Among the large commercial buildings Leasemark tracks, the biggest sales recorded so far in 2026 are 650 Fifth Avenue ($435 million, March 2026), 10 East 53rd Street ($310 million, August 2026) and 250 West 57th Street ($275 million, June 2026). That is from deeds recorded with the city through August 2026; the city's open data runs about a month behind.

How many large commercial buildings sold in NYC in 2025?

28 sales of the large office, retail and industrial buildings Leasemark tracks were recorded in 2025, $4.29 billion in all. In 2016 the same buildings saw 25 sales worth $8.38 billion. These counts cover buildings with at least 100,000 square feet of commercial space in Manhattan and 50,000 elsewhere, not the whole market.

What do Manhattan office buildings sell for per square foot?

The median Manhattan office building sale since 2016 works out to about $647 a square foot of floor area, across 127 sales of a single building. Since 2023 the median is about $432, across 53 sales. Prices spread widely around that: a trophy tower and an older loft building sell on very different terms, and the floor area is the city's estimate for the whole building.

Why is a sale I read about missing?

Several kinds of deals never show here. A sale of the company that owns a building (an LLC or partnership interest) is not recorded as a deed. Sales of a partial interest, deeds between related companies for a nominal sum, portfolio deeds of five or more tax lots and condominium buildings (their units sell one by one) are left out. Buildings below the size floor are not tracked, and the city's open data runs about a month behind the recording date.

NYC Department of Finance, ACRIS: the Real Property Legals, Master and Parties files on NYC Open Data, pulled 2026-09-29, joined by tax lot number to the 1,207 large commercial buildings on Leasemark. A deed counts when it moves the whole lot for a stated price that is plausible for the building. Buyers and sellers are named only when every party on that side is a company or public body.
